The project consisted of two buildings: a 4-story wet lab and a 6-story dry lab.
Prefix was part of the GC team, and lead the Pre-Coordination effort to optimize the building during its design.

Value Coordination
Prefix worked with the design team; modeling and coordinating the project during CDs. During the process, Prefix made several optimizations in the building.
Redesign of plumbing stacks rationalized stack locations and eliminated 2,500 LF of pipe and corresponding hangers - $190,000.00 SAVINGS
Prefix resolved several issues with a more optimal layout, in one case eliminating over 2,000 LF of piping and trenching while eliminating design conflicts between underground plumbing - $250,000 savings (with a 48-hour turn-around)
Reactive Coordination
During construction, the team continued to support the project, working with the trades and design team. The engagement resulted in the elimination of several change orders.
The sound engineer required 10’ of insulated duct after VAV boxes. The subcontractors submitted a change order for more expensive sound attenuation. We re-coordinated the system to comply with the original requirements, making the change order “disappear”.
