The building is a cultural center, including areas for worship, classrooms, and amenities. All of this was wrapped in a unique façade.
Prefix (then Spectrum) was engaged by StructureTone, to perform full Pre-coordination, as there where concerns about constructability. Prefix modeled the whole building (including 100% of Architectural, Structural and MEP). During the modeling process, Prefix coordinated the systems - flushing out several potential change orders. This allowed a leaner buyout with the 3d model.
New vs Existing Coordination
The mechanical system connected to an existing building, which caused several mechanical issues early on in the design process.
Prefix modeled and coordinated these issues, and that design was approved by the engineer, and went out to subs for bid.
Coordination to Fabrication
After the bidding process , the Mechanical and Plumbing where able to go right into fabrication and installation, as the coordinated model and drawings provided by Prefix (and approved by the design team) were done at a fabrication level.
